Essential Duties and Job Functions:
• Work directly with Building Management to accomplish all services under the statement of work.
• Identify requirements and manage department resources for a comprehensive facilities maintenance and repair program.
• Direct development of and adherence to the mechanical preventive maintenance program/schedule.
• Establish department priorities that support contract objectives for safety, customer satisfaction, productivity, etc.
• Monitor and evaluate the efficiency and effectiveness of service delivery methods and procedures.
• Provide leadership, training, motivation, performance evaluation, coaching, recognition and accountability for maintenance department employees.
• Plan, direct, coordinate, and review the work plan for assigned staff and subcontracted services; assign work activities and projects; review and evaluate work products, methods, and procedures; meet with staff and/or vendors to identify and resolve problems.
• Coordinate with personnel in the identification of appropriate materials, parts assemblies, and requirements for a variety of requisitions necessary for the job/task.
• Confer with and advise other management personnel regarding mechanical projects and priorities. Act as subject matter expert.
• Interpret, apply and explain complex codes, regulations and procedures. Review all site work to verify compliance with applicable plans, procedures and governing codes.
• Prepare and present technical progress reports, as needed.
• Assist in developing cost estimates, budget, correspondence and status reports.
• Respond to emergency site maintenance as required.
• Operate customer and company motor vehicles in a safe manner.
• Support other department staff as needed or directed.
• Adhere to the established safety and personnel policies and standard operating procedures.
• Work is primarily performed indoors but may include outdoor work. Must be able to work at varying heights (i.e. ladder, roof tops, underground, etc.) in a variety of conditions.
• Perform other duties as assigned.

Job Requirements, Mandatory:
• High School Graduate or equivalent GED.
• Maryland HVACR Journeyman License or equivalent (in good standing).
• Universal Refrigeration Certification (CFC) (in good standing).
• Demonstrate a minimum of (5) years’ experience in facilities HVAC operations and maintenance, specifically chiller maintenance programs.
• Demonstrated experience working with controls; specifically, pneumatics and electronic.
• Demonstrated experience in a leadership or supervisory capacity.
• Knowledge of installation, modification and repairs of refrigeration—hermetic, semi-hermetic, mechanical, screw, scroll and centrifugal units at least 500 tons.
• Proficient in Microsoft Word, Excel and Outlook.
• Excellent verbal and written communication skills. Excellent organizational skills.
• Ability to deal with a variety of people in a professional and courteous manner.
• Mature judgment and ability to work with minimal supervision.
• Ability to pass pre-hire background and drug screen.
• Possess and maintain a valid driver’s license with an acceptable driving record.
• Ability to lift 50 pounds.
• U.S. citizenship.
• Ability to obtain and maintain the required intelligence community level clearance.
Job Requirements, Preferred:
• Master HVAC License or equivalent (in good standing).
• Possess the required security clearance.
• Experience with VFDs and energy management systems.
• Understanding of Government contracts, correspondence, reports and records.
