Trilogy Innovations is seeking a Title Abstractor 1099 Consultant to ensure property ownership verification and create supporting documentation for ownership records. This role also supports the onboarding process into our premier revenue management software and requires expertise in mineral knowledge and probate curing.

Responsibilities
- Complete chains of title, including extracting Tax Map Parcels (TMP) using farm maps, coal maps, and title records.
- Navigate and update base maps using ArcGIS.
- Perform courthouse research, both physical (book room) and digital (IDX), to gather and verify title information.
- Travel to courthouses in West Virginia, Pennsylvania, Ohio, and surrounding states for title research.
- Handle 999 mineral identification, gathering data, and ensuring accurate assessment of mineral rights.
- Cure probate issues, including handling dies, wills, and filing gaps in ownership records.
- Collaborate with clients to ensure all title and mineral rights data is accurate and complete for onboarding into software systems.
Requirements
- High School Diploma.
- 1-3 years of experience in a Title Abstractor role, including working with tax deeds.
- Proficiency in completing chains of title and understanding the language of title, specifically in West Virginia.
- Familiarity with tax parcel mapping, 999 mineral property identification, and extracting TMPs.
- Knowledge of probate processes, including curing probate gaps and managing wills and estate filings.
- At least 1 year of experience using ArcGIS for navigation and base map updates.
- Ability to use digital courthouse systems and navigate traditional courthouse resources effectively.
