Major Duties and Responsibilities
Operates, maintains and repairs HVAC building systems such as boilers, chillers, heat exchangers, water heaters, air handling and air conditioning units under the technical guidance of the Maintenance Supervisor.
Specific responsibilities include but are not limited to:
QUALIFICATIONS REQUIRED FOR EFFECTIVE PERFORMANCE
Completion of secondary school or obtained GED is required. Completion of technical school required with specialized training and certification as an HVAC/Refrigeration Technician with industrial experience and completion of the Safe Handling of Refrigerant Course.
Must have five years in the HVAC trade; specialization in computer driven electromechanical control systems i.e., Johnson Controls, Semen controls, 250+ ton capacity Chiller and cooling tower operations, 300-500 ton capacity Multistack Air Cooled Chiller, Multistack Dedicated Heat Recovery Chiller, 20 kw or above Liebert Precision Air Conditioner, ventilation systems; experience in installing and maintaining pumps and fans.
Must have full journeyman knowledge of modern HVAC equipment including chillers, cooling towers, digital controls, and plumbing. Must have knowledge of established standard trade practices and industry norms. Familiar with industry standard lockout/tagout procedures is required. Familiar with Variable Frequency Drive (VFD) controls.
Must have ability to interpret blueprints, schematics, and standard industry symbols. Read technical information. Must have comprehensive trade skills in the HVAC field. Must be able to use all related power tools, hand tools, measuring devices and meters pertinent to the trade. Must be able to weld with gas and machine welders Mig tig and carbon arc. Must be able to do layout and installation of piping ducting. Must be able to solder, braze, maintains a valid drivers' license. Must be Universal CFC certified or possess similar certification. A Top-Secret clearance is required.

Specific responsibilities include but are not limited to:
- Operates, maintains, and repairs installed HVAC equipment such as centrifugal chillers, cooling towers, heating boilers, humidifying steam boilers, heat exchangers, main hot water systems, domestic water storage tanks, water heaters, air handling and air conditioning units, air filters, variable air volume mixing boxes and air distribution systems. Have ability to repair minor plumbing and service chilled water lines as required.
- Performs preventive maintenance on all HVAC systems in accordance with established schedules, operating procedures, and equipment warranty.
- Analyzes malfunctions in heating, ventilating and air conditioning systems and equipment, and makes necessary adjustments or repairs.
- May occasionally install HVAC systems as required.
- Determines necessary spare parts and expendable supply requirements and manages stock to include reorder as required.
- Travels to local vendors as necessary to procure materials; participates in random procurement process as necessary; uses petty cash when necessary.
- Provides escort as necessary for LES and other non-cleared workers.
- Backs-up other Contract personnel as necessary.
- Performs other duties as assigned.

- Education
